How to read these

Where we say “it depends,” we mean it. Water heater work varies with what is behind the wall, and a site giving you a confident number for your specific job without seeing it is guessing.

Nothing here is a quote. Estimates help you plan and budget. They do not substitute for someone looking at your installation.

Two answers here are calculated rather than quoted, and we say so. The hardness figure is worked out from the calcium and magnesium the city publishes, because Pflugerville does not publish a hardness number. The permit total is our reading of a fee schedule that has no water-heater line on it. In both cases the arithmetic and the uncertainty are on the page rather than hidden behind a confident sentence.

Common questions

Can you tell me what's wrong over the phone?

How many years does a hot water heater typically last?

Eight to twelve years for a tank, longer for tankless. Hard water pulls both toward the short end unless the unit has been maintained, and Pflugerville water works out to about 9.8 grains per gallon. We do not publish an average, and we would treat anyone who does with some caution — a single figure for "Texas" spans a straight garage swap and an attic tankless conversion, and it will anchor you to a number that has nothing to do with your house. What we can tell you is what moves it: the equipment, where the unit sits and how hard it is to reach, whether venting or fuel type changes, and what the code requires to pass inspection. Once those five things are in both quotes, the two numbers mean something. Without them, the cheaper headline figure is frequently the more expensive job.

Do you need a permit to replace a water heater in Pflugerville?

Yes. Ordinance 1544-22-03-22, which amends the adopted building code, requires a permit before anyone replaces any plumbing system, and the city's own plumbing permit application carries a "Replacement" checkbox. The requirement applies in the extraterritorial jurisdiction as well as inside the city limits. Can a handyman install a water heater in Texas?

No, and Pflugerville says so in its own words. Anyone performing plumbing work for compensation in Texas needs a licence from the Texas State Board of Plumbing Examiners. The exemption people have heard about — that you can do plumbing in your own home — belongs to the property owner and does not transfer to anyone they hire. Pflugerville administers that exemption as a homestead permit, and its published conditions state that the permit holder "may not allow or cause any person to perform" the work, with the building official able to suspend or revoke the permit if someone else does it. If a page tells you a licence "might not be mandatory in every municipality," it is wrong about Texas.

Can I install a water heater myself in Pflugerville?

Legally yes, in a home you own and occupy — and the city publishes the conditions, which most do not. You need an "HS" homestead exemption in your name on the property tax record, ownership and occupancy as of January 1 of the tax year you apply in, no other homestead permit taken out in the previous twelve months, and a notarised affidavit submitted with the application. A tankless unit holds almost no water, so a catastrophic leak is much less likely, but combustion venting and gas supply are more demanding to get right. Neither is a reason to choose one over the other; the installation quality matters far more than the type.

Can I take a long shower with a tankless water heater?

Yes — indefinitely, in principle, which is the main appeal. A tankless unit heats water as it flows rather than storing it, so it does not run out the way a tank does. The limit is not duration but simultaneous flow: if the unit is sized for 5 gallons per minute and two showers plus a dishwasher want 7, the temperature drops. So the question to ask when specifying one is not gallons but gallons per minute at the temperature rise your incoming water requires.

Can you replace a 50 gallon water heater with a tankless water heater?

Usually yes, but it is a conversion rather than a swap, and the extra work is where the cost sits. Expect gas line sizing to be checked — tankless units draw considerably more gas while running — plus new venting, condensate drainage, and often electrical for the controls. It is permitted work either way and gets inspected against the 2021 codes Pflugerville has adopted. Worth deciding calmly before the old unit fails rather than at 6am with no hot water.

Look at who sends the bill. Austin Energy bills its customers directly, so an Austin Energy bill is the answer on its own. On the Oncor side you get a bill from a retail provider you chose — Reliant, TXU, Gexa and so on — with Oncor appearing as the delivery or TDU charge inside it. Shorter version: if you have ever shopped for an electricity plan at this address, you are on the Oncor side.

Is there a federal tax credit for water heaters in 2026?

No. The 25C credit applied to units purchased and installed between January 1, 2023 and December 31, 2025, and was eliminated under the One Big Beautiful Bill Act signed July 4, 2025. Units installed in 2026 do not qualify.

Does homeowners insurance cover a water heater?

Usually not the unit itself, since age-related failure is treated as maintenance. The resulting water damage is more often covered under sudden-discharge provisions. Coverage varies by policy and we cannot predict an outcome — photograph everything and contact your carrier before authorising repairs.

Why does my hot water run out so quickly?

On an electric tank this often means the lower heating element has failed, so only the upper portion heats. It can also mean the tank is undersized for how the household uses hot water, or that sediment has reduced usable capacity.

My pilot light will not stay lit. What is wrong?

Most often the thermocouple, which senses the pilot flame and closes the gas valve when it weakens. A dirty pilot orifice or failing gas control valve produce the same symptom. This one needs a licensed plumber.

What should I do if my water heater is leaking right now?

Close the cold water supply valve on top of the heater, then switch off the breaker for an electric unit or turn the gas control to off for a gas one. If that valve will not close, use the main shut-off for the house. Then call.

How do I protect my water heater during a freeze?
